European data centers are experiencing unprecedented demand as artificial intelligence workloads surge across the continent. Two major investment firms (KKR and Oak Hill) have just announced a massive financial commitment that could reshape the region’s digital infrastructure landscape. This strategic partnership promises to accelerate development timelines and expand capacity in markets where hyperscale operators desperately need more power-dense facilities. The investment signals a critical turning point for Europe’s data center sector.

Big investment banks are primarily targeting the infrastructure deficit in Europe

KKR also makes an incremental equity investment of $1.5 billion in Global Technical Realty, while Oak Hill Capital Partners makes an equity investment of approximately $400 million. The investment would help to fuel the substantial development pipeline of GTR in the European markets. The areas of focus would be next-generation data centers for hyperscale, cloud, and artificial intelligence applications, including improvements in power efficiency.

Established in the year 2020 by data center entrepreneur Franek Sodzawiczny and the global private investment firm KKR, GTR has grown its presence in the primary and growing markets in the European region. The company has experience in the development of build-to-suit data centers that cater to the needs of global hyperscalers in establishing a critical infrastructure presence in the European region. The organization has various developments in the pipeline and a growing staff to address the anticipated growth in the European AI infrastructure market in the year 2026.

Greenfield investments pick up pace in European countries

The new capital will also help GTR to undertake more greenfield capacity initiatives and explore new markets within the European continent that the platform has never ventured into before. These initiatives will target the design and development of high-performing compute infrastructure with high power density to serve AI-ready applications. This expansion will target both established and emerging markets where the hyperscalers would like to position themselves for future opportunities.

This is just one of the facets of KKR’s plan related to digital infrastructure investments that span multiple continents. Its current portfolio of investments includes five data center platforms that span the US, Asia Pacific, and Europe, which comprise more than 155 facilities, as well as a 12-gigawatt development pipeline. KKR has committed equity of approximately $34 billion to digital infrastructure investments, as well as $20 billion to power & renewables.

The investment signals a critical turning point for Europe’s data center sector. The benefit that Oak Hill Capital has is that it has thirty years of experience in the digital infrastructure space, and it has made thirty investments so far. It is the fourth platform investment made by the company in the data center space.

“We are delighted to invest in GTR and partner with KKR on a platform that sits at the intersection of Cloud, AI, and Infrastructure,” stated Adam Hahn of Oak Hill Capital.

Market timing is aligned with the rapidly increasing trend of digitalization

The European companies have been increasingly using cloud technology and AI applications, thus leading to the increased demand for quality data centers. The timing of investment in data centers has been appropriate with the establishment of frameworks that aim at facilitating the concept of digital sovereignty across member countries within the European Union. This has made data centers in Europe attractive to institutional investors.

This significant commitment of investment resources reflects their faith in the digital evolution that Europe is undergoing. The capabilities that GTR has are expected to fill the critical infrastructure deficits that exist in Europe. The combined expertise that KKR and Oak Hill Partners bring to the table is expected to provide solutions to Europe’s data center infrastructure deficits. Success in this project could set new standards in infrastructure development in Europe.
